Environmental site assessment (environmental due diligence)

Recognizing hazard potentials and cost potentials and assessing risks: this is what TÜV AUSTRIA’s environmental site assessment according to ÖNORM EN ISO 14015 offers you as an investor.

There can be many reasons why it is necessary to identify and assess the environmental, health and safety (EHS) aspects associated with a site or company.

It can be part of a real estate or business transfer and includes taking out insurance, lease agreements or terminating them, applying for or relinquishing permits, and planning remediation work. It can also simply be part of internal risk management plans or performance improvement initiatives.

Traditionally, the identification and quantification of EHS issues at specific sites is done through Phase 1 environmental reviews, also known as “environmental audits”. If necessary, Phase 2 environmental audits can also be carried out subsequently.

Our approach

Processing is carried out as cost-effectively as possible according to the following steps:

Phase 1:

The first step is to carry out an identification and assessment of potential risks based on document review. This includes a review of relevant historical maps, aerial photographs and records as well as current official information. Where appropriate, a site visit may also be carried out to gain a first-hand understanding of the operation and condition. Phase 1 is used to gain an initial understanding of whether a site:

  • Has soil and groundwater contamination
  • poses a risk of future contamination or pollution
  • contains hazardous materials such as asbestos
  • is exposed to an increased risk of flooding.

If required, the Phase 1 assessment may also include a limited compliance assessment, which examines whether the site and its operations comply with applicable and reasonably foreseeable environmental and, if desired, health and safety regulations.

Phase 2:

If evidence of potential risks is found in the document review, an in-depth investigation and quantification of the previously identified risks will take place. This includes an intrusive investigation of the soil or groundwater, or both if necessary. These assessments include the collection of soil samples, soil gas, surface water and groundwater, followed by chemical tests and the performance of quantitative risk assessments.
